JPT BUILDING & PROPERTY SERVICES LTD
Terms of Service
Last updated: 13 October 2026
1. Introduction
1.1. These Terms of Service ("Terms") govern the use of our website, enquiries submitted to us and, where incorporated into an agreement, the provision of building, maintenance, repair, landscaping and other property services by JPT Building & Property Services Ltd ("JPT", "we", "us" or "our").
1.2. JPT Building & Property Services Ltd is a private limited company registered in England and Wales under company number 17441427, whose registered office and trading address is 28 Hawthorn Road, Ripley, Woking, England, GU23 6LH.
1.3. By accessing our website, you agree to comply with the provisions of these Terms relating to website use. Accessing the website does not, by itself, create a contract for services.
1.4. Where you instruct JPT to undertake work, the applicable contractual terms will be set out in your quotation and works agreement, together with any additional terms expressly incorporated into that agreement.
1.5. Nothing in these Terms excludes or restricts any statutory rights available to consumers under applicable law.
2. Our Services
2.1. JPT provides building and property services, which may include:
General building works, repairs and property maintenance;
Plumbing, heating and gas-related services;
Electrical installation, maintenance and repairs;
Landscaping, gardening and grounds maintenance;
Property improvements and refurbishment;
Other associated building and property services agreed with the customer.
2.2. The availability of particular services is subject to the nature and location of the proposed works, personnel availability and any applicable legal or regulatory requirements.
2.3. Work requiring specialist qualifications, accreditation or registration will only be undertaken by appropriately qualified or registered persons.
2.4. JPT may engage employees, contractors or subcontractors to undertake work on its behalf. JPT remains responsible to the customer for the proper performance of its contractual obligations.
2.5. Descriptions of services on our website are provided for general information. The specific scope of any work will be confirmed in the relevant quotation or works agreement.
3. Quotations and Formation of Contracts
3.1. Customers may request quotations through our website, by telephone, email or other communication methods made available by JPT.
3.2. We may request photographs, measurements, property information or access to the premises to assess the proposed works.
3.3. Unless expressly stated otherwise, an initial estimate or indicative price does not constitute a binding quotation.
3.4. Formal quotations will ordinarily identify:
The work to be undertaken;
Materials, equipment and services to be supplied;
Any exclusions, assumptions or customer responsibilities;
The total contract price and applicable taxes;
Deposits, stage payments and final payment arrangements;
Proposed commencement and completion arrangements;
Any additional conditions relevant to the work.
3.5. A quotation remains valid until the expiry date specified within it, unless withdrawn before acceptance where legally permitted.
3.6. Unless the quotation expressly provides otherwise, a contract is formed when JPT receives the customer's signed acceptance or an unambiguous acceptance by email identifying the relevant quotation reference and version within the quotation's validity period.
3.7. Acceptance after the quotation's expiry date requires JPT's written confirmation.
3.8. JPT will provide the customer with a copy of the agreed contract on paper or, with the customer's agreement, by email.
3.9. In the event of inconsistency between these website Terms and an accepted quotation or works agreement, the accepted quotation or works agreement will prevail, subject always to applicable law.
4. Pricing and Payment
4.1. Prices will be confirmed in writing before the relevant work commences.
4.2. Unless otherwise stated, the agreed contract price includes the labour, materials and other charges expressly identified within the quotation.
4.3. JPT is not currently registered for VAT. Quotations will identify the applicable tax position and any VAT properly chargeable.
4.4. JPT may require a deposit before purchasing materials, arranging equipment or commencing work. The amount and due date will be specified in the quotation.
4.5. Deposits and stage payments will be credited against the agreed contract price.
4.6. No deposit is automatically non-refundable. Any entitlement to retain money following cancellation will be determined by the applicable contractual provisions and consumer legislation.
4.7. Final invoices will be issued in accordance with the agreed payment schedule.
4.8. Customers must make payment by the date specified in the accepted quotation or invoice, subject to their statutory rights.
4.9. Payment must be made using the payment details supplied or verified by JPT. Customers should independently verify any unexpected request to change bank details.
4.10. Where a customer disputes an invoice, they should notify JPT promptly, explaining the nature of the dispute. Any undisputed amount that is properly due remains payable.
4.11. In the event of a material failure to pay an amount properly due, JPT may suspend further work after providing written notice identifying the outstanding amount and allowing at least seven days for the matter to be resolved.
4.12. Any suspension must be proportionate, and JPT will take reasonable steps to leave the property safe.
4.13. Nothing in this clause affects any statutory entitlement to withhold payment or seek an appropriate remedy for defective or incomplete work.
5. Changes to the Agreed Work
5.1. JPT will undertake the work described in the accepted quotation or works agreement.
5.2. Any request for additional work or material alteration to the agreed scope must be discussed and agreed before that work is undertaken.
5.3. Where additional work is proposed, JPT will explain:
The nature and extent of the additional work;
The proposed additional price, including any applicable VAT;
Any changes to materials or specifications;
The anticipated effect on commencement or completion dates.
5.4. Additional work requiring payment must be agreed in writing by both parties before commencement.
5.5. Where previously unidentified defects, concealed conditions or unsuitable existing installations are discovered, JPT will notify the customer and explain the implications.
5.6. JPT may pause the affected work where reasonably necessary to investigate the issue, obtain instructions or protect health and safety.
5.7. No additional charge will arise solely because JPT has identified unforeseen work. Any charge must be contractually agreed or otherwise lawfully recoverable.
6. Customer Responsibilities
6.1. Customers must provide reasonable access to the property at the agreed times to enable JPT to carry out the work.
6.2. Customers are responsible for obtaining any necessary consent from property owners, landlords or other relevant persons, except where JPT has expressly agreed to obtain particular approvals.
6.3. Customers must notify JPT of any known hazards, structural concerns, hidden services, defective installations or other relevant property conditions which may affect the work.
6.4. Where agreed in the quotation, customers must provide reasonable access to water, electricity and other necessary facilities.
6.5. Customers should ensure that the working area is reasonably accessible and that personal possessions, pets and other obstructions are appropriately managed.
6.6. Where customers supply materials or equipment, JPT will check their obvious suitability before installation and notify the customer of any apparent concerns.
6.7. JPT remains responsible for its installation work but will not be responsible for an inherent defect in customer-supplied materials unless JPT caused the defect or should reasonably have identified the problem.
6.8. JPT will not be responsible for delays directly caused by a customer's failure to fulfil an agreed responsibility, except to the extent that JPT could reasonably have avoided or mitigated those delays.
7. Commencement, Completion and Delays
7.1. Proposed commencement dates, estimated durations and completion arrangements will be identified within the relevant quotation or works agreement.
7.2. JPT will use reasonable care and diligence to complete work in accordance with the agreed programme.
7.3. Where no completion period has been agreed, work will be completed within a reasonable time.
7.4. Circumstances affecting the programme may include adverse weather, unforeseen site conditions, material availability, safety concerns or other events outside JPT's reasonable control.
7.5. JPT will notify the customer promptly of any likely delay, its cause and the proposed revised programme.
7.6. Any change to an agreed completion date or period must be agreed between the parties.
7.7. A delay will not automatically entitle JPT to increase the agreed contract price.
7.8. Nothing in this clause excludes or restricts a customer's legal remedies where JPT fails to perform its contractual obligations.
8. Materials and Workmanship
8.1. JPT will perform its services with reasonable care and skill and use appropriately competent personnel.
8.2. Materials supplied by JPT will be suitable for their intended purpose, consistent with the agreed specification and compliant with applicable legal requirements.
8.3. Goods supplied by JPT must be as described, of satisfactory quality and fit for any particular purpose made known to and agreed with JPT.
8.4. Where a particular brand, product or material is specified, JPT will not substitute it with a materially different alternative without the customer's agreement.
8.5. Any agreed tolerances, approximate quantities or material allowances will be recorded in the quotation where relevant.
8.6. Natural materials, including timber, soil, stone and landscaping products, may exhibit variations in colour, texture and appearance. Such variations do not remove the customer's statutory rights where goods or workmanship fail to meet applicable legal standards.
8.7. Where relevant, JPT will provide appropriate instructions, documentation or certification upon completion of the work.
9. Waste Removal and Site Conditions
9.1. JPT will make reasonable arrangements to keep the working area safe and appropriately managed during the works.
9.2. Waste removal, skip hire, disposal charges and site clearance will be included only to the extent specified in the accepted quotation.
9.3. Where waste removal forms part of the agreed work, JPT will arrange for the relevant waste to be handled and disposed of in accordance with applicable legal requirements.
9.4. Any unexpected waste, hazardous materials or contamination discovered during the works will be brought to the customer's attention.
9.5. Where additional disposal or specialist handling is necessary, JPT will explain the proposed arrangements and any additional charges before proceeding, except where immediate action is legally required or reasonably necessary to address an urgent safety risk.
9.6. On completion, JPT will remove waste generated by its works and leave the working area in a reasonably clean and tidy condition, to the extent agreed in the quotation.
10. Completion, Defects and Aftercare
10.1. Upon completion, JPT will notify the customer and, where appropriate, explain the work undertaken.
10.2. Customers should notify JPT promptly if they identify any concerns regarding workmanship, materials or completion.
10.3. JPT may request reasonable access to inspect the reported issue and determine the appropriate remedy.
10.4. Where JPT is responsible for defective work or non-conforming goods, it will provide the remedies required by applicable law.
10.5. Payment of the final invoice, signing a completion record or commencing use of the completed work will not constitute a waiver of statutory rights.
10.6. Any additional workmanship guarantee or product warranty will be specified separately in writing.
10.7. Any such guarantee or warranty is additional to, and does not replace, the customer's statutory rights.
11. Consumer Cancellation Rights
11.1. Where a customer enters into a qualifying distance or off-premises consumer contract, they may have a statutory right to cancel without giving a reason under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
11.2. The applicable cancellation period depends on the legal classification of the contract.
11.3. Where the agreement is legally classified as a service contract, the normal cancellation period expires 14 days after the day on which the contract is entered into.
11.4. Where the agreement is legally classified as a sales contract involving goods and installation services, the normal cancellation period expires 14 days after the day on which the customer, or a nominated person other than the carrier, receives the goods. Where goods are delivered in separate lots or deliveries, the applicable period is calculated by reference to the final delivery.
11.5. Certain contracts or circumstances may be subject to statutory exceptions. JPT will provide the cancellation information applicable to the particular agreement.
11.6. Customers may exercise an applicable cancellation right by informing JPT of their decision through a clear statement sent to:
JPT Building & Property Services Ltd
28 Hawthorn Road
Ripley, Woking
England, GU23 6LH
Email: sales.services@jptpropertyservices.uk
11.7. Customers may use the model cancellation form included in their quotation or works agreement but are not required to do so.
11.8. To meet the applicable cancellation deadline, it is sufficient for the customer to send their cancellation communication before the cancellation period expires.
11.9. Where a statutory cancellation right applies, JPT will reimburse payments received, including standard delivery charges where applicable, subject only to deductions permitted by law.
11.10. Refunds will be made without undue delay and within the applicable statutory deadlines, using the original payment method unless the customer expressly agrees otherwise.
11.11. JPT will not charge an administration fee for exercising a statutory cancellation right.
11.12. Where a sales contract has been cancelled and goods have been supplied, JPT will arrange collection at its own expense, in accordance with the agreed quotation provisions and applicable law.
11.13. The treatment of materials delivered, installed or incorporated into the property will be governed by applicable consumer legislation.
11.14. JPT will not automatically retain the cost of materials solely because they have been purchased or ordered.
12. Early Commencement of Work
12.1. JPT will not commence services during an applicable statutory cancellation period unless the customer has expressly requested early commencement.
12.2. An early commencement request must be made separately using the relevant section of the quotation or another appropriate express written request.
12.3. Where a customer expressly requests early commencement and subsequently exercises a statutory cancellation right, the customer may be required to pay a proportionate amount for services already supplied, where permitted by law.
12.4. Any such amount will be calculated in accordance with the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
12.5. Where the agreement is legally classified as a service contract, the customer may lose their statutory cancellation right once the services have been fully performed, provided the relevant statutory conditions have been satisfied, including the customer's express request and acknowledgement.
12.6. Where the agreement is legally classified as a sales contract involving installation services, completion of installation does not, by itself, extinguish the statutory cancellation right relating to that sales contract.
12.7. Nothing in this clause constitutes an automatic waiver of a customer's statutory cancellation rights.
13. Cancellation Outside Statutory Rights
13.1. Where a customer cancels a contract after the applicable statutory cancellation period has expired, and JPT has not breached the contract, JPT may be entitled to recover:
The reasonable value of work properly completed;
Reasonable and evidenced net losses directly resulting from cancellation;
Other amounts lawfully recoverable under the contract and applicable law.
13.2. JPT will take reasonable steps to mitigate its losses and account for costs avoided and sums recovered or reasonably recoverable elsewhere.
13.3. JPT will not automatically retain the customer's deposit or charge the full remaining contract price.
13.4. Any payments exceeding the amount properly recoverable by JPT will be refunded.
13.5. Either party may terminate a contract for serious breach by the other party, subject to providing a reasonable opportunity to remedy the breach where appropriate.
13.6. Where JPT terminates a contract without customer fault, any unearned payments will be refunded, without prejudice to the customer's other legal remedies.
13.7. Nothing in this clause affects a customer's right to cancel, terminate or seek remedies where JPT is in breach of contract.
14. Liability
14.1. JPT is responsible for foreseeable loss or damage caused by its breach of contract or negligence.
14.2. JPT will take reasonable care to avoid damage to customers' property and belongings while undertaking agreed work.
14.3. Where JPT causes damage through negligence or breach of contract, it will be responsible in accordance with applicable law.
14.4. JPT will not be responsible for loss or damage caused solely by pre-existing defects, circumstances outside its reasonable control or customer actions, except where JPT has otherwise breached a legal or contractual duty.
14.5. Nothing in these Terms excludes or limits liability for:
Death or personal injury caused by negligence;
Fraud or fraudulent misrepresentation;
Breach of statutory consumer rights;
Any other liability which cannot lawfully be excluded or restricted.
14.6. No provision of these Terms limits a customer's entitlement to a statutory remedy for defective goods or services.

15.2. Complaints should be submitted using the following contact details:

15.3. Customers should provide their name, property address, relevant quotation reference and a description of the issue.
15.4. JPT will investigate complaints and provide a response within 14 days of receipt or explain when a substantive response can reasonably be expected.
15.5. Where a complaint concerns alleged defective workmanship, JPT may arrange an inspection and propose appropriate remedial action.
15.6. Both parties are encouraged to seek an amicable resolution before commencing formal proceedings.
15.7. Where appropriate, the parties may mutually agree to attempt mediation or another suitable form of alternative dispute resolution.
15.8. Nothing in this clause prevents either party from exercising their legal rights or commencing court proceedings.
16. Website Information and Availability
16.1. JPT aims to ensure that information published on its website is accurate, clear and reasonably up to date.
16.2. Website content is provided for general information and does not constitute a binding quotation, professional survey or guarantee of service availability.

16.4. We do not guarantee that the website will be continuously available or free from technical interruptions.
16.5. We will take reasonable measures to maintain website security but cannot guarantee that the website will be entirely free from technical vulnerabilities.
